Rewiring a home without the guesswork

A full or partial rewire is one of the biggest electrical decisions a homeowner makes, and it is not something to hand to whoever is cheapest on a phone call. Trace Electrical is run by Ben Skingsley, an NICEIC approved contractor with 22 years of hands-on experience, supported by a four-person team who carry out the chasing, cabling, containment and testing to BS 7671 18th Edition requirements. We work across Loughton, Harlow, Epping, Chigwell, Buckhurst Hill, Woodford Green and the wider Essex and East London area, and every rewire starts with a proper site visit, not a guess over the phone.

Rewires fall into two broad categories. A full rewire strips out the existing cabling, consumer unit, sockets, switches and light fittings and replaces the lot, usually in older properties with rubber, lead-sheathed, or ageing PVC cabling that has degraded or was never designed for modern loads. A partial rewire targets specific circuits or areas, a kitchen extension, a converted loft, a single floor of a period conversion, while leaving sound existing circuits untouched, provided they test correctly and are compatible with the rest of the installation. Deciding which one you need is part of the initial visit, not something we assume in advance.

Every rewire we complete is followed by full inspection and testing, with an Electrical Installation Certificate issued confirming the work meets current regulations. Pricing is quote-led rather than a published rate, because no two properties are the same, wall construction, access, number of circuits and existing containment all affect labour time. Small domestic jobs are typically quoted within a day of the site visit; larger rewires, especially in period or multi-storey properties, are usually quoted within about a week once room-by-room requirements are worked out.

Older properties on original wiring

Houses built before the 1970s often still have rubber or lead-sheathed cable, or a mix of ring and radial circuits added over decades without proper coordination. A survey tells you honestly whether a full rewire is needed or whether targeted work is enough.

Buyers acting on a survey report

If a homebuyer's survey or EICR has flagged the wiring as outdated or unsafe, we can inspect, quote and carry out remedial work or a full rewire before or after completion, working to your solicitor's or mortgage lender's timescale where possible.

Renovations and extensions

Knocking through walls, converting a loft or extending the kitchen usually means new circuits, new containment and sometimes consumer unit upgrades to cope with additional load. We coordinate first-fix and second-fix stages around your builder's programme.

Landlords preparing a property

A property with unreliable or non-compliant wiring will fail an EICR outright. Where a rewire is the only sensible route to a satisfactory report, we plan the work to minimise void periods between tenancies.

What happens if old wiring is left alone

Deferred rewiring rarely stays a minor issue. Insulation degrades quietly behind plaster and under floors, and by the time symptoms show, tripping breakers, warm sockets, scorch marks, the cabling has often been unsafe for years. Ignoring it costs more the longer it is left.

Insulation breakdown and fire risk

PVC insulation becomes brittle with age and heat cycling, and rubber-insulated cable from the 1960s and earlier has usually perished internally even if the outer sheath looks intact. Brittle insulation can crack when disturbed, exposing live conductors behind sockets, switches and light fittings: a genuine fire and shock risk that will not show up until something fails.

Escalating repair costs

A single circuit fault caught early might mean replacing one length of cable and a socket. Left for years, that same fault can damage a consumer unit, trip protective devices repeatedly, and eventually force an emergency full rewire under time pressure, which costs considerably more than planned, quoted work carried out on your own timescale.

Failed EICRs and mortgage or letting problems

Outdated wiring, no earthing at socket outlets, or an absence of RCD protection will generate C1 or C2 codes on an EICR. For landlords this blocks re-letting; for homeowners it can hold up a sale or remortgage until the wiring is brought up to a satisfactory standard, adding delay at the worst possible time.

DIY and unqualified patch repairs

We regularly find previous 'quick fixes', junction boxes hidden under floorboards with no access, incorrect cable sizing for the load, or earth conductors omitted entirely. These are not compliant with BS 7671 and often have to be found and corrected as part of a rewire, adding time that a clean, planned job would have avoided.

The same five steps on every job

  1. Step 01

    Site visit & survey

    We inspect existing wiring, consumer unit, containment routes and property construction, note access constraints such as solid floors or dado rails, and discuss whether a full or partial rewire suits your situation and budget.

  2. Step 02

    Quotation and planning

    You receive a written quote, typically within a day for smaller jobs, around a week for larger properties, covering scope, circuit list, consumer unit specification and an estimated timescale, with no obligation to proceed.

  3. Step 03

    First fix, cabling and containment

    Cable is run through walls, floors and lofts to each outlet position using appropriately sized twin-and-earth or armoured cable, with containment such as conduit or trunking used where required by the build or local regulations.

  4. Step 04

    Second fix, accessories and consumer unit

    Sockets, switches, light fittings and the new consumer unit with RCBO protection are installed and connected, and circuits are labelled clearly so the installation is straightforward to understand and maintain going forward.

  5. Step 05

    Testing, certification and handover

    Every circuit is tested, insulation resistance, earth continuity, polarity, RCD operation, and results are recorded on an Electrical Installation Certificate, which is handed over along with an explanation of the new consumer unit layout.

In detail

How a rewire is actually specified and carried out

Beyond the headline steps, the technical detail of a rewire, cable selection, containment method, consumer unit specification and how domestic work differs from commercial, determines whether the finished installation lasts decades or causes problems within a few years.

Cable types and sizing

Most domestic circuits use twin-and-earth PVC/PVC cable to BS 6004, sized according to the load and cable run length, typically 1.5mm² for lighting circuits and 2.5mm² for a standard ring final circuit serving sockets, stepping up to 4mm² or 6mm² for cookers, showers and dedicated appliance circuits. Cable size is not a default; it is calculated against the protective device rating, expected current, and voltage drop over the run, particularly on longer runs to outbuildings or garages, where a drop that is fine over 10 metres can be non-compliant over 25.

Where a circuit needs to withstand mechanical damage or is run externally or underground, we use SWA (steel wire armoured) cable instead, terminated with the correct glands and earthed via the armour itself. Getting cable selection wrong is one of the most common issues we find in older or DIY-modified installations, undersized cable feeding a circuit that has been extended well beyond its original design, which is a genuine overheating risk under sustained load.

Containment and routing methods

In a full rewire on brick or blockwork, cable is typically chased into walls and protected with steel capping or run at safe zones per BS 7671 to avoid accidental damage from fixings later. In timber-frame or dry-lined properties, cable is run through drilled joists and studs, again respecting safe zone requirements and joist notching limits so structural integrity is not compromised.

Lofts and underfloor voids are used for horizontal runs wherever access allows, minimising the amount of wall chasing and plaster making good required: a factor that affects both cost and how much redecoration you will need afterwards. Where a property has solid concrete floors, we plan cable routes around existing service voids or the loft space rather than breaking up flooring, which is both faster and less disruptive.

Consumer unit specification and RCBO protection

A rewire is almost always paired with a new consumer unit, specified with individual RCBOs per circuit rather than a shared RCD arrangement. This means a fault on one circuit, say, an outdoor socket, trips only that circuit rather than taking out lighting or the fridge-freezer circuit alongside it, which matters both for convenience and for food safety in the event of a nuisance trip.

Surge protection devices (SPDs) are increasingly specified as standard under the 18th Edition amendments, particularly where a property has sensitive electronics, home automation, or its own EV charger, and we discuss this at quote stage rather than adding it as a surprise line item.

Domestic versus commercial rewires

Domestic rewires are scoped around rooms and circuits, lighting, ring finals, dedicated appliance circuits, and typically completed with the household living around the work in phases, or during a vacant period between tenancies or on a renovation project. Commercial rewires are usually scoped around zones, load type, and business continuity, with RAMS (Risk Assessment and Method Statement) documentation issued before work starts, since commercial premises often have staff, public access, or fire safety systems that interact with the electrical installation.

Commercial jobs also more frequently involve three-phase supplies, higher fault current considerations, and containment such as galvanised trunking or basket tray rather than chased-in cable, reflecting both the scale of the installation and the standard expected in a workplace environment rather than a domestic one.

How much does a rewire cost?

There is no published 'from' price because cost depends on property size, access, number of circuits and existing containment. Every job starts with a free site visit, after which you receive a firm written quote, small domestic jobs typically within a day, larger properties within about a week.

How long does a full rewire take?

A typical three-bedroom house takes roughly a week to ten days depending on access, whether you are living in the property during the work, and how much making good is needed afterwards. Partial rewires targeting one area or floor are usually quicker.

Will I need to move out during the rewire?

Not always. Many rewires are phased room by room so you can stay in the property, though some disruption to power and water access (if plumbing is affected) should be expected. We discuss this honestly at the survey stage so you can plan around it.

Do I get a certificate at the end?

Yes. Every rewire is tested and an Electrical Installation Certificate is issued confirming the work meets BS 7671 18th Edition requirements, covering insulation resistance, earth continuity, polarity and RCD operation across every circuit.
